In April, I had the pleasure of meeting Carol and Dave, some wonderful neighbors in the Edinburgh Community of Kingsport, TN, who needed assistance in selling their home amidst a challenging and rapidly changing market.
Getting Started
Before our first meeting, I began researching contact information for our neighbors in the Edinburgh Community and sent out several marketing items to share my knowledge and insights as a peodwaaionl real estate agent. Initially, I sent an "introductory" postcard, followed by a "get to know me" letter that included a brochure detailing what to expect during the home-selling process. The third mailing consisted of an "individual seller report" for each home in the community. After receiving the report, Carol reached out and expressed interest in meeting with me.

Understanding the importance of online visibility, we ensured their property reached the top 10 home search websites, including Zillow, Realtor.com, Trulia, and more. This strategic approach led to an astounding 4,508 property views, significantly increasing the chances of finding the ideal buyer.
Open House Success
Our “Open House” event was a major hit, resulting in a full-price verbal offer the same day! While the initial offer fell through due to rising interest rates and the challange of financing, we quickly received multiple offers. Ultimately, we selected the one that best aligned with Carol and Dave's timeline and price expectations.
The Happy Ending
Today, Carol and Dave are living their dream life near their children and grandchildren in Ohio. Their move has provided them the much-needed support system of their family, ensuring they are surrounded by loved ones during this new chapter of their life!
